17/03/2011 LEAMANS LETTING AGENTS OF EXETER EXPERIENCE A GOOD START TO 2011
Leamans Letting Agents report that the lettings market for the first quarter of 2011 has been one of surprisingly strong demand from tenants. Given that the period from Easter through to the winter is usually the most active, the agents expect that this year as a whole will be even stronger than 2010 which was undoubtedly a record for the firm. We think it likely that rents will rise steadily and as a result there is certainly room for further investment in residential lettings in Exeter.
Whilst there are somewhat negative reports within the residential sales sector, it is likely that the lettings market will do much to maintain current price levels before house prices begin to rise in the future. Add to this that competing avenues of investment are offering low returns in terms of income and capital appreciation it seems that now would be as good a time for investors to enter the lettings market to take advantage of both future capital growth as well as relatively high income returns.
Leamans are able to offer prospective residential landlords unbiased and objective advice on what type of properties they should be targeting for investment – location, style, type and presentation are all important factors in helping to ensure that the investment can perform to best advantage in achieving the best rent quickly.
