Fully Managed Service and Tenant Find

Fully Managed Service

Our fully managed service allows you, the landlord, to feel confident that the process of letting your property will be handled efficiently and smoothly. We are dedicated to giving our landlords the best possible service and will give your property the same care and attention as we would our own. We know that each landlord has unique requirements, preferences and needs, and we are committed to meeting these by providing expert advice.

Appoint us to fully manage your property and we will: 

  • Prepare property details
  • Market and advertise your property on the Leamans website, in our prime position window display and on property website Zoopla
  • Arrange your Energy Performance Certificate
  • Accompany prospective tenants to property viewings
  • Handle referencing of applicants, including credit check
  • Arrange the inventory, including photographs
  • Compile a ‘moving in pack’ for the tenant with all necessary information about the property
  • Prepare the tenancy agreement
  • Arrange the signing of the tenancy agreement and handover of documents, collection of the first month's rent and deposit, and release of keys
  • Register the deposit with an approved scheme*
  • Provide you with an information pack including copies of the tenancy agreement, inventory and photographs on disc and a rental statement
  • Notify the Council of new tenancy details
  • Conduct regular inspections (at six weeks initially, then quarterly)
  • Arrange any maintenance at the property
  • Collect the rent, pay it to you by BACS and issue a monthly statement
  • Arrange for Annual Gas Service and Portable Appliance Tests (PAT) to be carried out
  • Prepare and serve any legal notices, e.g. rent increases or repossession notices
  • Full 24-hour cover by Leamans staff for emergencies, e.g. loss of power, leaks etc.
  • Process the check out by comparing inventories and negotiating any dilapidations with tenants, excluding wear and tear

Please note that we act as managers of the property when it is tenanted and not during void periods, unless by prior arrangement.

 

Tenant Find service

Our Tenant Find service will help you from the initial advertising of the property up until the point the keys are handed over to your new tenant. You can still decide at any point to switch to a fully managed service.

If you appoint us to find your tenant, we will:

  • Prepare property details

  • Arrange your Energy Performance Certificate

  • Arrange the inventory, including photographs

  • Prepare the tenancy agreement

  • Collect first month’s rent and deposit, paid by BACS

* As per current legislation, deposits related to properties managed by Leamans are protected by The Dispute Service, through which we hold funds in a dedicated Client Account. This is returned to the tenant after the end of the tenancy, once the property has been checked. If there is any dispute regarding the state of the property and an agreement cannot be reached, the matter is referred to the deposit scheme for full and impartial arbitration. Leamans will supply all necessary documentation to the deposit scheme.
