Details of all monies due before moving in

Permitted Tenant Fees

We are permitted by the Tenant Fees Act 2019 to apply the following additional fees where necessary:

  • A refundable holding deposit (to reserve the Property) capped at no more than one (1) week's Rent;
  • A fee for any change to the Assured Shorthold Tenancy Agreement when requested by you, capped at £50, or reasonable costs incurred if higher;
  • A default fee for replacement of a lost key/security.

Deposit & Moving In

All of our properties require a deposit equivalent to five weeks rent, with one month's rent to be paid in advance before moving in. 

All deposits are registered in a government-backed tenancy deposit scheme, The Dispute Service. Deposits are returned after the end of the tenancy once Leamans and the landlord have checked the property.
