LEAMANS -TRENDS IN EXETER'S LETTINGS MARKET

Leamans letting agents report that recent news in the national media show that the proportion of people who own their home is dropping quite rapidly. No doubt this is partly due to uncertainty in the jobs market and difficulties that many people experience in obtaining mortgages. However a significant contributor to this statistic is that many people DO NOT WANT to buy a house at present. The causes of this are firstly the need for mobility in the jobs market where the tie of owning a house in one area is not conducive to making a quick move to another and secondly that graduates in the workplace will need to clear a good proportion of their indebtedness before they decide to buy their own home.

All this will mean that the lettings market generally will perform strongly for the foreseeable future with the best sector being that for the established professionals who will generally be seeking good quality one- and two-bedroom properties. We are finding that the strongest demand is for terraced houses of two bedrooms with a small yard or garden  typically found in parts of St Leonards, Heavitree, St Thomas and Pennsylvania. These are all areas that we have seen growth in demand and rental returns.

For Landlords who wish for a higher returns, the student market has proved to be performing well, particularly for the larger houses that will accommodate six or more students. However it is important that new investors be aware that recent planning regulation and legislation can cause problems so it is vital that they should take advice on properties in which to invest before making a commitment to buy.
